We will attend to drawing up the necessary documents, witnessing your signature on the required documents and registration of the documents at the Land Title Office in a professional and efficient manner. When buying, selling or refinancing, you can depend on us to process your transaction on time and at a reasonable cost.
BUYING
When purchasing please provide our office with the following information:
- A copy of the Contract of Purchase and Sale. The contract will be forwarded to our office by your realtor once subjects have been removed. If you do not have a realtor then you will need to email, fax or drop off the contract at our office.
- Full legal names (as they appear on government issued picture identification), occupations and contact information for all of the buyers.
- Advise if you will be moving into the property and if not provide the address for all buyers.
- The name of your realtor, lender, mortgage broker, and insurance agent
- For strata properties, the name of your strata management company or the person who manages the strata corporation.
- Your contact information (email address and telephone numbers).
- Information regarding any existing tenants.
- For non-strata properties, surveyor’s certificate, if one is available.
- Two pieces of identification, one must be government issued photo identification such as a Driver’s Licence or Passport.
- Whether you are to be registered as Joint Tenants or Tenants in Common. If you are unsure, please contact our office and we will be happy to explain what Joint Tenancy and Tenancy in Common means.
- If you are a first time buyer, your birth date, Social Insurance Number and a list of where you have resided for the last two years.
SELLING
When selling please provide our office with the following information:
- A copy of the Contract of Purchase and Sale. The contract will be forwarded to our office by your realtor once subjects have been removed. If you do not have a realtor then you will need to email, fax or drop off the contract at our office.
- Your forwarding address, telephone numbers and email address.
- Your current address, telephone numbers and email.
- If there is a charge on the title to be paid out such as mortgage or line of credit, please provide a reference number for each charge or provide a copy of your most recent mortgage or line of credit statement.
- Information regarding any existing tenants
- For non-strata properties a surveyor’s certificate, if one is available
- Two pieces of identification, one must be government issued photo identification such as a Driver’s Licence or Passport.
REFINANCING
When refinancing please provide our office with the following information:
- The name of your mortgage broker and/or lender.
- Any name changes, changes in occupation and/or changes in address for all mortgagors.
- Contact information for all mortgagors.
- For strata properties, the name of your strata management company or the person who manages the strata corporation.
- For non-strata properties, surveyor’s certificate, if one is available.
- Two pieces of identification, one must be government issued photo identification such as a Driver’s Licence or Passport.
- If there is a charge on the title to be paid out such as mortgage or line of credit, please provide a reference number for each charge or provide a copy of your most recent mortgage or line of credit statement.
